What Bellevue Hill windows are up against

Bellevue Hill homes typically have a mix of original period windows on the older homes and large modern glazing on the renovated ones, often in the same house.

The particular problem here is mature trees plus period joinery. Established gardens drop sap and litter onto glass, and the older timber-framed windows need a gentler approach than modern aluminium or the paint and putty suffer.

A window clean covers the glass inside and out, plus the tracks, frames, sills and flyscreens. Clean glass sitting in a dirty frame does not read as clean, and grit left in a track is what wears the rollers out.

We will also tell you what else we noticed

This is the part most people find genuinely useful, so it is worth stating plainly.

Cleaning your windows puts us right up against the house. We see the gutters, the roof line, the render, the eaves, the paths and the driveway from angles you cannot get from the ground. In Bellevue Hill that usually means rendered and painted exteriors, sandstone, mature-garden paving and driveways.

So we will tell you what we noticed and roughly what it would cost to put right. No obligation, no pressure, and if nothing needs doing we will say that too. Plenty of our window jobs stay window jobs.

Frequently asked questions

We have original timber windows. Will cleaning damage the paint or putty?

Not the way we do it. Original joinery on the Bellevue Hill period homes needs low pressure and appropriate chemistry. High pressure on old putty lines is how you turn a window clean into a repair bill.

Can you handle a house with both period and modern windows?

Yes, and most Bellevue Hill homes we work on are exactly that. The two need different handling, which is the point of quoting the property rather than charging a flat rate per pane.

How much does window cleaning cost?

From $250. The price depends on the number of windows, how much is above ground level, and whether you want internal as well as external. You get a written quote within 24 hours, agreed before we start, not an hourly rate.

Do you clean inside as well as outside?

Yes, and most people book both. Doing only the outside tends to make the inside look worse. We will price internal and external separately so you can choose.

Do you clean tracks, frames and screens too?

Yes. Tracks, frames, sills and flyscreens are part of the job. Clean glass in a dirty frame does not look clean, and grit left in a track is what wears out the rollers.

Will you tell me if something else needs doing?

Yes, and this is worth knowing before you book. Being on the property for a window clean means we see the roof, gutters, render, paths and driveway close up, which you often cannot from the ground. We will tell you honestly what we noticed and roughly what it would cost. There is no obligation and we will say so if nothing needs doing.

Are you insured?

Yes. $20M public liability. ABN 45 984 876 899. Owner-led, and Peter is on every job.
