The awning underside is the part everyone sees and nobody cleans

Shoppers walk under it. It is directly in their eyeline at the moment they decide whether a shop looks well kept.

Awning undersides collect road grime, exhaust film, cobwebs, bird mess and water staining, and because they are overhead nobody ever looks up at their own. From street level on the opposite footpath they are very obvious indeed.

The fabric and the fixings both matter. High pressure on awning fabric stretches it, forces water through the seams and can strip the coating. We use a no-motor method on the fabric, which cleans it without the pressure that damages it.

Cleaned outside trading hours, because the alternative costs the tenant money

The reason retail frontages stay dirty is not cost. It is disruption. No shop wants water, gear and a cleaner across the entrance at eleven on a Saturday.

So we work when the strip is empty. Our last South Steyne job at Manly ran from 3am to 5am specifically to avoid pedestrian traffic on the retail strip. The shops opened to a clean frontage and lost nothing.

Awning undersides

No-motor method on fabric so the coating and seams are not damaged.

Shopfront glass

Full-height glass below the awning, blade-finished, plus frames and tracks.

Entries & footpath

Gum, grease spotting and the traffic line across the threshold.

Signage & fascia

Cleaned without lifting vinyl or damaging illuminated units.

Out of hours

Overnight or pre-dawn. Trading is never interrupted.

Whole strip pricing

Doing several frontages in one visit is far cheaper per shop than one at a time.

Who this is for

Retail strip landlords and the owners corporations of mixed-use buildings with shops at ground level, where the frontage is common property and the tenants each assume somebody else is handling it.

It also works well as a recurring arrangement. A strip cleaned twice a year holds its presentation, and on a twelve month service agreement with locked pricing the owners corporation gets a fixed line in the budget instead of an argument every time somebody complains about the awnings.

Frequently asked questions

Will you have to close the shops or block the footpath?
No. We work outside trading hours, typically overnight or pre-dawn. Our last Manly retail strip job ran 3am to 5am so there was no pedestrian traffic at all. The shops opened to a clean frontage having lost no trading time.
Can awning fabric be pressure cleaned safely?
Not at high pressure, no. High pressure stretches the fabric, forces water through the seams and can strip the protective coating. We use a no-motor method on awning fabric, which cleans it without the pressure that causes the damage.
We are an owners corporation with shops on the ground floor. Whose responsibility is the awning?
Usually the owners corporation, because the awning and the frontage are typically common property while the shop interior is the tenant's. That is exactly why they go uncleaned for years, since every tenant assumes it is somebody else's job. We quote the whole frontage as one job so it stops being an argument.
Can you do a whole retail strip rather than one shop?
Yes, and it is considerably cheaper per frontage. One setup, one out-of-hours visit, and the strip presents consistently rather than one clean shop next to four dirty ones.
Do you clean the signage as well?
Yes, carefully. Vinyl lettering and illuminated signage need a gentler approach than glass, and aggressive cleaning lifts vinyl edges and gets water into light boxes.
Can this be put on a regular schedule?
Yes, and it suits this work well. Twice a year holds a strip's presentation. On a twelve month service agreement with locked pricing you get the same figure every month and a fixed line in the budget.
Are you insured for work on a retail frontage?
Yes. $20M public liability. ABN 45 984 876 899. Certificate of currency provided with every quote.
