Neutral Bay is mostly one of the densest concentrations of 1970s and 80s red brick walk-ups anywhere on the North Shore, most of them four to six units per floor. The balustrades are typically solid masonry or brick, often rendered and painted, with the balcony floor tiled in the original quarry tile.

The black marks along the wall edge of my balcony keep coming back. Why?

That junction stays damp. On the older Neutral Bay blocks the balcony is deep and shaded with very little airflow, so the grout line where the floor meets the wall never dries out properly. Cleaning the surface alone will not hold it. It has to be pre-treated so the growth is killed rather than just wiped off, otherwise it is back within weeks.

There is no tap on my balcony. Is that a problem?

Not at all. We bring our own water and recover it as we go, so we do not need a balcony tap or a hose run through your living room. That matters in the older Neutral Bay blocks where a lot of balconies have no outlet at all.

How much does a balcony clean cost?

How long does a balcony take?

Most single balconies are done in two to three hours. A larger balcony with a lot of glass and stone can run longer. We work to the result, not the clock, and the quote is fixed either way.

Do I need to be home?

Only if access requires it. If the building or your neighbour can let us in, you do not need to take time off. We will confirm what we need when we quote.

Do you do whole buildings, not just single balconies?

Yes, and that is where it makes the most sense. Doing every balcony in a building in one visit is significantly cheaper per balcony than doing them one at a time, and it means the building presents consistently. We quote strata buildings at a set monthly price and can put it on a 12-month service agreement with locked pricing if the committee prefers a predictable number.
